Reassessment Notices and FAQs

Notices of 2025 Real Estate Assessment Change have recently been mailed to all real property owners in Fluvanna County.

The notice contains important information related to what you might expect to pay in real estate taxes this year as well as ways in which you can question or dispute your assessment. The amount of tax due for 2025 shown on the notice is an estimate only and is the amount you would pay if the tax rate is the same as it was in 2024. The Board of Supervisors has not set the tax rate for 2025. The amount of real estate tax that you will owe for 2025 will be determined after the Board of Supervisors sets the tax rate in April. The Board of Supervisors will hold a public hearing on April 9, 2025 in the Fluvanna County Circuit Court to accept public comment regarding the tax rate for tax year 2025.

How is my property appraised?

Property assessments are conducted every two years by a third party real estate appraisal firm, Pearson Appraisal Services. Virginia State Code requires property values to be assessed at 100 percent of market value.

Will my taxes go up?

Real estate taxes are affected by property values and tax rate. Changes in property value can affect the amount of tax you owe. The Board of Supervisors sets the tax rate, which is applied to a property’s assessed value to compute the tax. The Board sets the tax rate annually based on public input, budget needs, and other factors. Your tax bill, with the correct amount that you owe for 2025, will be mailed in early May 2025. Fluvanna County collects taxes twice a year; half will be due on June 5 and half will be due December 5.

Can I dispute my property’s assessed value?

Yes. The notice of reassessment includes ways to contact the appraisal company in order to question or dispute the property value.

  • Call 800-767-0856 between 9:00am and 4:00pm, Monday through Friday.

 

To appeal to the Board of Equalization (BOE):

  • The Board of Equalization will begin taking appointments sometime after February 24, 2025.
  • To schedule an appeal with the BOE, please call 434-591-1903 AFTER FEBRUARY 24, 2025.

 

What is an equalized tax rate?

An equalized tax rate is the tax rate required to produce the same amount of revenue, using the reassessed property values, as was produced by the previous tax rate and property values.
